THE WORK, EXPLAINED
Start with the condition.
Understand the scope.
Check the proposed smart lock against the existing door preparation, alignment and intended use. Discuss power, connectivity, recovery access and the product's supported functions before choosing hardware. Agree on setup responsibilities, credential handover and the checks that will demonstrate normal operation for the occupants.
What may be involved
- smart lock unit
- mechanical override cylinder
- reinforced strike
- batteries
- alignment shims
Ask the provider to distinguish existing parts to inspect, proposed replacements, and tools, materials or reports included in the service. Confirm the work and exclusions after assessment; this list does not mean that every item will be supplied or replaced.
LOCAL RESEARCH / Winter Springs
Local context
Florida's Department of Business and Professional Regulation runs a public licence search covering the professions and businesses the department regulates. If a provider quotes a state licence number for security or electrical work, the number can be checked there — and it is fair to ask what the licence actually covers, since the search only reflects professions DBPR regulates. Local registration and insurance are separate questions worth asking about as well.
Source ↗Planning your work
A Florida law effective 1 July 2026 requires local governments to exempt work on single-family residential property valued at $7,500 or less from the building permit requirement, but the exemption excludes any electrical, plumbing, structural, mechanical or gas work and does not apply in flood hazard areas. Much lock, door-hardware and entry-security work falls into one of those excluded categories, so the exemption is narrower than it first reads. Winter Springs is in Seminole County; confirm with the county or city building department which office reviews the address and what it now asks for.
