THE WORK, EXPLAINED
Start with the condition.
Understand the scope.
List the affected entries, authorized keyholders and any existing master-key or interchangeable-core arrangement. Agree on the proposed keying schedule, required key quantities and documentation with the business's authorized representative. Ask about timing, access during the work and the checks needed before old credentials are treated as retired.
What may be involved
- commercial pin kits
- keying chart
- code-stamped keys
- interchangeable cores where fitted
Ask the provider to distinguish existing parts to inspect, proposed replacements, and tools, materials or reports included in the service. Confirm the work and exclusions after assessment; this list does not mean that every item will be supplied or replaced.
LOCAL RESEARCH / Windermere
Local context
Florida's Department of Business and Professional Regulation runs a public licence search covering the professions and businesses the department regulates. If a provider quotes a state licence number for security or electrical work, the number can be checked there — and it is fair to ask what the licence actually covers, since the search only reflects professions DBPR regulates. Local registration and insurance are separate questions worth asking about as well.

Orange County's permit guide, which addresses unincorporated Orange County, lists new exterior windows, exterior doors and garage doors as needing a building permit, and a mechanical permit for permanently installed air-conditioning or heating equipment. Windermere is an incorporated municipality that runs its own building department, so the county list shows the shape of the requirement rather than the office that would issue it for lock, door-hardware and entry-security work. Confirm the address and the proposed scope with the city before work is scheduled.
